General terms and conditions

Because of the current situation caused by COVID-19, we may have to deviate from the services we normally provide. This may vary from country to country, region to region and farm to farm. Examples of services that will be affected are: limited day visitors allowed and limited use of The Piggery Spa. The situation can change at any time, so our measures may change at any time, even after your booking. Don’t hesitate to contact our customer service for the latest update.

These General Terms and Conditions apply to all offers, reservations and agreements regarding the rental of all accommodations. In these General Terms and Conditions the term ‘tenant’ means: the person who enters into an agreement with The Firs Suffolk in with respect to the lease/use of accommodation. The term ‘user’ (also referred to as guest) is also means: the tenant and the persons specified by the tenant who (will) make use of the accommodation rented by the tenant.

1. Bookings
The Firs Suffolk only takes bookings for persons over 18 years old. The Firs Suffolk reserves the right to refuse a booking at any time – without giving reasons. The Firs Suffolk will confirm and invoice the booking to you by e-mail within 1 working day of receipt. The confirmation, including the invoice, must be checked for correctness immediately after receipt. Possible or alleged inaccuracies must always be made known by telephone or e-mail within 10 days after the date of the confirmation/invoice or in any case before the start of the stay. If you do not receive a written confirmation or invoice within 1 working day after booking, you must contact The Firs Suffolk. If, due to unseen circumstances, The Firs Suffolk must make a change to a booked reservation regarding location or the type and/or location of the accommodation, The Firs Suffolk can offer you a suitable alternative. Bookings made before 1 September with an arrival date in the following calendar year can be cancelled by The Firs Suffolk before 31 August if there is reason to do so due to new developments since the date of booking. If necessary, The Firs Suffolk will provide you with alternative locations for the chosen date or refund your deposit in full.

2. Group bookings
Special conditions may be attached to, among other things, counselling, while the purpose and size of the group may, in certain cases, result in a group not being accepted.

3. Price
The prices on www.thefirssuffolk.co.uk or other affiliate sites are not binding, The Firs Suffolk reserves the right to change these prices. The Firs Suffolk reserves the right to refuse bookings when they are made under evidently incorrect sales prices. The user must then rebook by phone so that he/she can be informed of the correct price. The price stated on the confirmation/invoice is binding. Price discounts and/or special offers can no longer be used after confirmation/invoice has been sent by The Firs Suffolk. All prices are inclusive of VAT, if applicable, unless stated otherwise. The Firs Suffolk has the right to increase prices because of interim adjustments to statutory regulations or provisions (including, but not limited to, VAT, tourist tax, insurance tax) over which The Firs Suffolk has no influence.

4. Accommodation rental

The rental price is included:

– Rental of accommodation

– Use of and access to The Firs Suffolk area

– Water consumption, Heating, Hot water, Electricity, Wifi

– 8kg for the stove/fire pit and 15kg for the hot tub

– Bed linen

– Kitchen linen

– Final cleaning

– VAT


5. Payments
Booking payments must be paid in full on booking. The Firs Suffolk has the right to unilaterally dissolve the agreement by writing to the guest. You are liable for all damage The Firs Suffolk suffers or will suffer as a result, including all costs incurred by The Firs Suffolk in connection with your booking and the dissolution. In any case, you will owe a cancellation fee of 10% of the booking amount in the event of cancellation more than 90 days before the planned date of commencement of the stay. Cancellation less than 90 days but more than 60 days will have a cancellation fee of 50%, less than 60 days and more than 30 days will have a cancellation fee of 75% and less 30 days will result in a 100% cancellation fee.

6. Alteration costs
In principle, changes within 4 weeks before arrival are not allowed. Changes can only be made by the main booker. If, after making the booking, you wish to make changes to the booking, The Firs Suffolk is not obliged to do so. The Firs Suffolk is free to choose whether, and to what extent, these changes will be accepted. For any changes up to 4 weeks before arrival to a booking already made, we will charge you £55 for amendment costs (the costs for changing extras are £15). These costs will not be charged if you rebook or change to a more expensive period. If you change to a cheaper period or (a partial) cancellation within a period of 4 weeks before the start of your stay, you will owe the full booking amount. If you wish to reduce the number of booked tents after booking more than one tent, the cancellation provisions under point 5 apply.

7. Transfer of rights
The tenant and other users are not allowed to leave the accommodation under any name whatsoever and for any reason whatsoever to persons other than those mentioned in the agreement, unless The Firs Suffolk has agreed to this. If you have agreed with The Firs Suffolk that one or more users will be replaced, you will remain jointly and severally liable to The Firs Suffolk, in addition to the tenant and/or users who replace you and/or other users, for the payment of the part of the rent still due, the amendment costs and any additional costs resulting from the replacement and any cancellation costs.

At The Firs Suffolk there is no statutory cooling-off period of 14 days.

Don’t forget your travel insurance. We recommend that you take out cancellation insurance from a third-party provider.

9. Arrival and departure

Arrival procedure:
Upon arrival, all guests are required to identify themselves at check-in. If guests are unable to show proof of identity, the farmer(s) may decide not to accommodate the guests.
Check-in is from 16.00 hours (4PM). After checking in, you are responsible to familiarise yourself with the indicated safety instructions.

Departure procedure:
On the day of departure, you have to leave the accommodation before 10.30 AM, this in connection with the cleaning.

* Exception: unless you have used the product “Late check-out on Sunday”. In that case, you have to leave the accommodation before 16.00 (4PM).

If something is not to your liking during your stay, always contact the host on the spot first and after your stay with our call centre, so that we can come to an appropriate solution. Complaints should always be made in writing via our e-mail address info@thefirssuffolk.co.uk by the main booker.

10. Domestic Regulations

In order to make the stay on the farm as pleasant as possible for all guests, all guests must adhere to the established (behavioural) rules laid down in the Internal Regulations. The Rules and Regulations can be requested from the The Firs Suffolk upon arrival. If you wish, the Rules and Regulations can be sent to you on request. Violation of the Internal Regulations may result in removal from the farm, without restitution of all or part of the rent. If the accommodation are not left clean upon departure, we may charge an additional £30 for cleaning costs. The Firs Suffolk reserves the right to make changes to the set-up and opening hours of the facilities and facilities on the farm. If the Farmer(s) seriously suspects that the renter of an accommodation is acting in violation of the law and/or public order and/or good morals, or has left the accommodation prematurely, he/she is authorised to gain access to the accommodation. We would also like to draw the attention that it is possible that maintenance work may be carried out on the grounds or to the accommodation(s) during your stay, without you being entitled to any compensation.

11. Internet use
The Firs Suffolk is not liable for any damage made from the use of the internet/electricity or from network failures. A

12. Hot Tub Disclaimer
The Hot Tub (or sometimes referred to Soaking Tub) can be a pleasurable and relaxing experience. However for your safety and enjoyment there are strict rules and guidelines that must be adhered to when using the hot tub. This is an important health and safety requirement for hot tubs used in any environment. By booking at The Firs Suffolk you agree to these conditions. The person who books and pays for the room is responsible for making sure that all persons of their party, and their guests, are aware of and strictly
adhere to the guidelines. It is vital that the hot tub is kept clean for your own safety. Failure to do so results in the water balance changing which seriously diminishes the effectiveness of the chemicals. This in turn can lead to nasty microbiological bacteria multiplying rapidly causing a number of serious hazards to user’s health.
Please do take a shower and use the toilet prior to entering the hot tub. Do not submerge your head under the water, drink the water, or allow the water to enter your mouth. People should also shower
after using the tub.The Hot Tub cover must remain closed at all times. No children under 4 years old are permitted in the Hot Tub. Children under 4 years old cannot regulate their body temperatures suitably.
All children under 16 using the Hot Tub must be supervised by a responsible adult at all times.Risk of electrocution – Under no circumstances remove the operating wooden box on Tub and ensure the plug socket if fully covered and in a safe place to prevent water contact. Please ensure the electric cable is located in a safe place and covered if necessary to prevent damage or electrocution. There is a danger of slipping and falling. Remember, wet surfaces can be very slippery. Take care when entering or exiting the Hot Tub. Do not jump into the Hot Tub. People with infectious diseases should not use the Spa.
Keep any loose articles of clothing or hanging jewellery away from moving components. Do not stand on the Hot Tub Cover. Medication & Alcohol – The use of drugs, alcohol or medication before, or during Hot Tub use, may lead to a danger of drowning. Persons using medication should consult their Doctor before using a Hot Tub. Some medication may cause drowsiness, while other medication may affect heart rate, blood pressure and circulation. Persons using medications that induce drowsiness such as tranquillisers, antihistamines, or anticoagulants should not use the Hot Tub. Health Problems – Pregnant women should consult a Doctor before using the Hot Tub. Persons suffering from obesity, or with a medical history of heart disease, low or high blood pressure, circulatory problems, or diabetes should consult a Doctor before using the The Hot Tub. Hyperthermia – Prolonged immersion in hot water can result in hyperthermia – a dangerous condition that occurs when the internal body temperature exceeds 37 degrees C. Symptoms include, unawareness of impending hazard, failure to perceive heat, failure to recognise the need to exit the Spa, foetal damage in pregnant women, and unconsciousness resulting in a danger of drowning. The use of alcohol, drugs or medication greatly increases the risk of fatal hyperthermia in Hot Tubs. To reduce the risk of injury – The water in the Hot Tub should never exceed 40 degrees C. Water temperatures between 37 degrees C and 40 degrees C are considered safe. Lower water temperatures are recommended for extended use (over 10 minutes) and for young children (over 4 years old). Extended use can cause hyperthermia. Pregnant or possibly pregnant women should limit Hot Tub temperature to 38 degrees C. Failure to do so may result in permanent injury to your baby.
Do not use the Hot Tub immediately after strenuous exercise. Avoiding burns – Test the water with your hand before entering the Spa to make sure it is comfortable. The fire stove and flue will be hot do not touch these with your bare hands, always ensure the flue guards is in place. Lighting the stove – the stove should only be lit when the water level is twenty centimetres above the burner. If this is not done the internals of the hot tub will be damaged, the hot tub should never get hotter than fifty degrees Celsius as this will also damage the internal of the hot tub. The hot tub filter system should not be used unless the water level is above the outlets. To light the stove only the use of fire lighters or paper with wood or coal to start are permitted to run the furnace of the hot tubs. Parrafin, petrol, diesel and other flammable liquids or substances such as plastic, rubber, polystyrene should never be used with this hot tub under any circumstances. Food should not be attempted to be cooked in the furnace, this may lead to injury, poisoning, and food poisoning. Do: Use the cover when the Hot Tub is not in use, whether it is empty or full. Shower at all times before using the Hot Tub. Before entering the water ensure the water is stirred and check the temperature. Do not: Lift or drag the cover always lift the cover by using the handles, or with two people as the can damage the fibreglass on the hot tub. Attempt to open the electrical control box; there are no user serviceable parts inside.Use any soap products, detergent, or shampoo in the Tub.Drink the water. Do not sleep in the hot tub, this can cause hyperthermia and drowning. We cannot take responsibility: We do not take responsibility for any action taken by yourself, party or guests whilst using the hot tub. Strict guidelines have been set out in this disclaimer to prevent injury and death. It is you responsibility to ensure all users of the hot tub are safe are in excellent understanding of this disclaimer. By booking a lodge at The Firs Suffolk you are agreeing to this disclaimer and you understand that you take full responsibility for the safety of yourself and others and not The Firs Suffolk. By proceeding with booking you are agreeing you have read this and you and your fellow guests are agreeing with the terms given.
