Group stays within 2 hours of London: what to look for, and 8 venues that deliver

Two hours is the number that keeps coming up. Ask any group organiser what they're willing to drive for a weekend away and, past two hours, interest drops off fast. Under two hours, and Friday evening becomes part of the holiday rather than an ordeal.

We run a six-lodge retreat in Suffolk called The Firs, which sits almost exactly two hours from central London. Over eight years we've talked to a lot of group organisers about what they compared us against before booking. This is the honest list of venues within roughly two hours of London that we'd send a friend to — including ours.

We've ordered these by direction out of London rather than by ranking, since the right one depends entirely on your group's taste: East Anglia for lodges and distributed hot tubs, the Cotswolds for hamlets and design-led estates, Hampshire for classic country house hotels.

What actually matters for a group booking near London

Real drive time, not optimistic drive time. A venue that's "2 hours from London" on a quiet Tuesday morning can be 3 hours on a Friday at 5pm. Ask the venue what time their guests typically arrive and how bad the traffic gets.

Separate sleeping spaces. Sixteen people in one house with a single lounge runs on the loudest person's schedule. Sixteen distributed across separate buildings runs on its own.

What's actually private. "Hot tub on site" and "private hot tub" are not the same thing. Ask directly whether it's exclusive to your booking.

An indoor plan B. Every good group weekend needs one indoor space big enough for everyone, for when the weather doesn't cooperate.

East Anglia (Suffolk/Norfolk border) — roughly 2 hours

The Firs Suffolk

Where: Cratfield, Suffolk · 2 hours from London · 25 minutes from Southwold

Capacity: Sleeps up to 16 across six lodges

Distinctive: Six private wood-fired hot tubs, one per lodge, never shared. A wood-fired sauna at The Piggery Spa. Pizza oven, giant firepit, kitchen garden, natural swimming moat. Four acres, no neighbouring properties. Party barn for the rain.

Worth knowing: At its best May to October. Two of our six lodges are safari tents — winter use is for the hardy, though the other four work year-round.

Wilderness Reserve

Where: Sibton, Suffolk · 2 hours from London

Capacity: 18 properties across an 8,000-acre estate, from one-bedroom cottages to a 17-bedroom manor. Configurations from 2 to 60+.

Distinctive: An extraordinary rewilded estate. Sibton Park (sleeps 27) and Chapel Barn (sleeps 38, indoor pool, sauna, steam room, cinema) anchor the property. Archery, falconry, wild swimming, Fire Feasts with Michelin-starred chefs, complimentary BMW iX cars for guests.

Worth knowing: Premium pricing reflects the experience. Best for groups planning to stay put on the estate rather than venture out.

Fritton Lake

Where: Fritton, Somerleyton Estate, Norfolk/Suffolk border · 2.5 hours from London

Capacity: Koto cabins, woodland cabins, farm cottages, eight clubhouse rooms

Distinctive: Private members' and holiday club on a 1,000-acre rewilding project. Two-mile lake with wild swimming and a floating sauna, 22m heated outdoor pool, tennis, yoga, nature safaris. Fritton Arms restaurant.

Worth knowing: Private members' club — check current guest access policy. Not all cabins have hot tubs.

The Cotswolds — roughly 1.5 to 2 hours

Daylesford Stays

Where: Daylesford and surrounding villages, Oxfordshire · 90 minutes from London by train to Kingham

Capacity: A hamlet of 15 individually furnished stone cottages, plus larger farmhouses

Distinctive: 19th-century Tudor Gothic cottages with log burners and electric AGAs. All guests access the Bamford Wellness Spa, organic farm, Cookery School. Three sister pubs nearby.

Worth knowing: Properties spread across several villages. Two-night minimum.

The Lakes by Yoo

Where: Lechlade, Cotswolds · 90 minutes from London

Capacity: 100+ privately owned lakeside houses, a curated selection available for short-term rental, from one-bed cabins to six-bed houses

Distinctive: Contemporary timber lake houses by Yoo Studio, some interiors by Kelly Hoppen or Jade Jagger. Six lakes, heated pool, Bamford spa, tennis, zipline, watersports. On-site restaurant. Concierge service.

Worth knowing: A large resort — you'll share amenities with other guests despite the scale. Extras add up.

Soho Farmhouse

Where: Great Tew, Oxfordshire · 1.75 hours from London

Capacity: Cabins, cowsheds and shepherd's huts

Distinctive: The benchmark for luxury countryside hospitality. Spa, multiple restaurants, boathouse, cinema, gym, tennis, stables. Full service throughout.

Worth knowing: Members-only or guests-of-members. Premium pricing in its own tier.

Hampshire — roughly 1.25 to 2 hours

Heckfield Place

Where: Hampshire · 1.25 hours from London

Capacity: 45 bedrooms across the main Georgian house and separate accommodation

Distinctive: Restored Georgian country house, 400 acres, biodynamic farm, spa, multiple restaurants including Marle and Hearth by Skye Gyngell.

Worth knowing: Operates as a hotel — private hire is a separate conversation. Premium pricing.

Lime Wood Hotel

Where: Lyndhurst, New Forest · 2 hours from London

Capacity: 33 rooms and suites, plus separate cottages and forest hideaways

Distinctive: Regency-era country house in the New Forest. Spa, several restaurants, herb garden, forest walks from the door.

Worth knowing: Hotel rather than whole-site rental. New Forest ponies wander the grounds — lovely, but supervise young children.

How we'd use this list

If your group of 12 to 16 wants distributed lodges with private hot tubs and a genuinely rural setting, start in East Anglia. If you want a hamlet of cottages with a spa and cookery school on the doorstep, look at Daylesford. If full-service, chef-led hospitality matters more than self-catering independence, Heckfield Place or Lime Wood will suit better than any lodge site.

FAQ

Is "2 hours from London" realistic, or traffic-optimistic?

Most of these venues are reachable in 2 hours if you leave London before 3pm on a Friday. After 5pm, expect 2.5 to 3 hours on the Suffolk and Cotswolds routes in particular.

Which of these venues can we hire exclusively?

The Firs, Wilderness Reserve and Daylesford's individual cottages can all be booked as whole-site or whole-cottage hire. Heckfield Place, Lime Wood and Soho Farmhouse operate primarily as hotels — private hire is a separate, larger conversation.

How far ahead should we book?

Six to nine months for summer weekends. Three to four months for autumn and spring. Milestone birthdays often book a year out at the most popular venues.
